Amaravati: Land prices in Andhra Pradesh’s capital city of Amaravati have touched a new high, with the Capital Region Development Authority (CRDA) fixing the price at ₹8.20 crore per acre for land earmarked for star hotels. This is the highest land valuation ever fixed by CRDA for any allotment in the capital city, more than double the previous peak of around ₹4 crore per acre.
CRDA has invited separate tenders for the development of five star hotels and five private schools in Amaravati. Tender documents became available for download on Wednesday. A pre-proposal meeting for hotel developers is scheduled for July 22, while bid submissions will close on July 30.
Five Star Hotels Planned
The authority will allot land for hotels on a freehold basis. Developers will be required to make a minimum investment of ₹75 crore.
The proposed hospitality projects include three three-star hotels and two four-star hotels. Four hotels will be located in the Tulluru and Rayapudi areas, while the fifth will come up near Venkatapalem, adjacent to the national highway and east of the BITS Pilani campus.
A total of 9.19 acres has been earmarked for the hotel projects across Rayapudi, Tulluru and Mandadam revenue villages.
According to CRDA, the hotels are intended to cater to the growing demand from government officials, civil servants, legislators, judicial officers, consultants, business delegates and domestic and international investors visiting the capital. The authority believes that improved hospitality infrastructure will support conferences, official events and investment-related activities, further accelerating Amaravati’s development.
Five Private Schools on Long-Term Lease
CRDA has also invited Expressions of Interest (EOIs) from reputed private educational institutions to establish five schools offering education from LKG to Class XII.
Unlike the hotel plots, land for schools will be allotted on a 33-year lease.
A total of 15.80 acres has been identified for the education projects across five locations:
- Tulluru – 3.52 acres
- Penumaka – 1.48 acres
- Navuluru – 2.80 acres
- Krishnayapalem – 4 acres
- Dondapadu – 4 acres
CRDA said Amaravati’s strategic location between Vijayawada and Guntur, with connectivity through national highways, railways and Vijayawada International Airport, makes it an ideal destination for premium educational institutions.
The authority noted that the number of government employees, professionals and their families relocating to Amaravati is expected to increase significantly as the capital develops, creating strong demand for quality educational institutions.
The latest tenders are part of the Andhra Pradesh government’s broader effort to strengthen Amaravati’s social infrastructure while signalling rising investor confidence in the capital city’s long-term growth prospects.
